Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

What's a good place to live to access both downtown and Argonne national lab in Lemont? Had an interview for an associate position at Citi. Interviewee was based in London and I’m in NYC. The only interview time that worked was 6am. I was barely functioning and feel like I truly messed up in my answers because I couldn’t not think clearly. I have another with the head of the division next week again at 6am (pre determined before this interview). It was also hard because the division’s core work is private enough that there was not much prep I could do beforehand. Tips?

I've been job hunting for a while now, and have yet to secure anything. I've made it through to the writing test a few times but haven't succeeded. I know I have the skill, but I struggle to even get an interview at most places. Any tips on secondary color grading? Premier pro the slider and dropper they have isn’t quite precise so i often am having to taken on more colors and be limited than use only a small piece of skin. Any advice would be amazing.
