What’s the cost difference between an 80% and a 90% furnace. I replaced two gas furnaces in my house last year and I stayed with 80% but I’m in a warm climate and my furnace doesn’t run that much.
Also 12 year vs 5 year parts and labor warranty
I’m skeptical anyone renting will care you have a high efficiency furnace / be willing to pay more to rent an apartment with one.
As cold as it is there it would make a big difference to the bill someone has to pay. If the longer warranty goes with the more efficient one I think it’s worth the extra cost over time. Anytime the temp goes up or down 30 degrees the HVAC will need something. Having a longer warranty could save you a lot of money… having a tenant with an efficient bill means it won’t likely increase to insane rates and affect their ability to pay you rent. Sounds like a win if you have it to do…
