Saw on the news this morning they think the fed will raise rates 3 times over the next year.

Condos have the same mortgage rates as a single family home, so there’s nothing special to the type of property. Others detailed here pretty well, the answer you’re looking for includes how much you’re actually borrowing on the new purchase and the rate you can secure on creditworthiness. This morning my lender says 5.375 on 30 year fix. DM me if you want to talk exact numbers!
Many lenders will mark up condo rate since there is higher risk for a building/complex over a single family home. A mark up of .75% is about as high as it should differ but typically you can get it very close to the same rate (within .25%). I know everyone wants the lowest rate but a 6% is pretty close right now. Perfect credit is getting 5.375 30 year as of today 6/10/22
Well let’s assume you’re trying to pay the exact same amount you did 1 year ago, you would be buying something smaller and your mortgage would be higher. For example my house i refit’s last year at 3% was worth 450k. Recently got appraisal for HELOC and it’s worth 500k. At 450k it’s $1897/month at 3%. At 5% which you won’t get right now most likely that mortgage goes up to $2416/month and in addition to that, like I mentioned you are also losing value on the fact homes have appreciated so you’re getting less home with that 450k and paying $600 more per month.
I (kicking, screaming, and crying) locked in at 5.75 yesterday. Not happy at all but I plan to refinance at the earliest possible chance. My credit score is 770+ and I'm putting 20% down.
Lots of missing variables here…assuming you put 20% down and your mortgage excludes tax and HOA, I assume you paid $200k for your place based on your numbers? What’s it worth now? Just to give you parameters, assuming you sell and get into a new place for north of $300k, a $1,500 mortgage on 80% (no tax, no HOA) would put you at 6.4% rate.
At $350k, your rate is ~5%
This is all very depressing. I bought my condo less than a year ago and have had MAJOR issues. I wrote about some before (we have a garage system that breaks down constantly and fixing it will cost each owner like $20-30k). My condo fees due to the whole parking fiasco will probably eclipse $1000/month (currently in the $800 range), and that only includes heat/ac/roof deck/garage/maintenance. Nothing super flashy or anything. Also, the condo was assessed at an insane rate, so my taxes are almost $8k.
I wanted to see what my options were for selling and buying a condo with a comparable monthly fee (all-in, I pay around $4500). My realtor told me that it depends on my condo fee in the new place, but that the monthly mortgage increase more than makes up for whatever I would save on condo fees at the new place (most places are around $500/month for comparable amenities).
Yeah. The issues with the garage weren’t disclosed.

They’re right…this is one of the factors that’s causing there to be less inventory out there, which is driving housing prices even higher
Basically, rates are so high that people like you decide it’s that out
