We own our current home and want to rent a bigger house (and put our own home up for lease). We have a big lab mix. For those that rent out SFH and have a no pet policy, would you ever make an exception for a dog owner to rent your house? Should I write a letter, ask for a meet and greet?

It depends. If I had other applicants without pets that were also qualified, I would take them over you. If I didn’t have other applicants, I would consider it.

I think most landlords who have a no pet policy typically have had a bad experience with renters who were irresponsible with their pets and caused thousands of dollars of damage. Thus the policy.

Personally, I allow pets at my rentals because I generally think pet owners tend to be more responsible than non-pet owners. But if you’re trying to tempt a landlord who has a published “no pets” policy, you may want to ask if they would consider a pet if you paid an extra refundable pet deposit and/or paid an extra $100 to $200 more per month as “pet rent”. Again, landlords want money, so offering money is the best way around it.

I rent to dog owners but there’s a $50/month pet fee. I have dogs and would never have a no pet policy. I think children can be more destructive than pets lol

You can rent to people with dogs. That’s why you have they pay separately a security deposit for the dog. You also may want to check out a management company when it comes to the property.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
