What do you guys think is the biggest red flag when it comes to job adverts?
Personally I think it’s not showing the salary! It frustrates me so much when they don’t put a salary range!

How long do you spend on core subjects if not a goal on IEP? So if most goals are life skills (putting shoes on, zipping, etc.) how long would you spend on math during math hour or how much do you worry about writing activities if they can’t write etc?

Unwise to offer no appraisal contingency? Going to offer above asking price on a house with multiple bids. Realtor suggested potentially foregoing appraisal contingency to show we’re committed to closing. We have a lot of cash but wouldn’t it be a red flag if the house doesn’t appraise for the full value? How risky is it if we’re only paying 10-15k above asking? Any other considerations? Thanks!

Wear many hats in UX, for 7 separate digital products
Flows/Logical solutions for the business
Manage entire design system for the 7 products
Do UI design for the 7 products
Provide spec work for dev teams for each product
Random graphic design requests
Lead a team of 3 designers
Do manager role to organize the work under agile design sprints with Jira boards (daily scrum, refinement, grooming)

I have a friend who told me he sought treatment for alcohol abuse 6 mo ago. I have significant equity in a property (300k+) and maybe another 200k across other properties. I have a decent amount of money in cash and already 200k or so in stocks. Would you consider pulling money through cash out refi and using it? I get nervous for stocks being so high. I have a few properties in pipeline already. How would you suggest using it (if at all).

For folks who bought their second home and rented out their first home, how much harder/easier it is to get a mortgage? Bought a condo when interest rates were low but thinking of buying a SFH in the next 1-3 years. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

How are firms in LCOL or MCOL competing with firms in HCOL that are offering 1st year tax seniors with 2-3 years experience $100k+ and the ability to work remote?!
