What’s the right approach to contractor disputes? I have a rehab project where tons of contractors are in/out and and one has a tool disappear.

He’s asking me to figure it out as the owner. I haven’t been there in weeks so I have no idea what would’ve happened. Contacted the others and they said they haven’t seen the tool

I dealt with this once. We own and manage commercial property, and I absolutely refuse to deal with this kind of thing, and told the contractor to file a police report and that I had nothing to do with it—nor cared to. That shut him up. I also refused to prorate the contract price to cover the cost of the “stolen” item.

It’s on the individual to be responsible for their own tools. Tools go missing at job sites all the time. All you can do is ask the subcontractors if they seen it. It’s hard to point fingers unless someone had visually seen someone take the tool. Otherwise it’s just speculation.

Hi,
I have been working as A business technology analyst for almost 2 years now and wanted to start learning data science.

I am not sure how much time will it take but wanted to ask y'all where I can start and what would be the right way forward without much impact on my ongoing work.

Genuine answers only.

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off. Anyone with underwriting experience have insight?

I recently bought my 1st home in TX. I want to get into real estate and eventually own/rent out multiple homes. Are there any good recommendations/tips on books/articles/websites that others have used to get started?

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!
