What price per sq foot to investors start buying in the north ATX home? My home is on the market and not moving. Trying to understand at what price point does it become attractive to investors

4 bed/ 2 bath + bonus office 2000 sq ft. It’s priced at $240k now in Georgetown, TX but not moving. 30-40 min from downtown ATX and all major tech companies. Let me know if there is any pertinent info I may have missed. TIA

Austin SFH inventory has exploded in the last 6 months and the pipeline inventory is significant (current projects under construction). Homebuilders are giving decent discounts but still SFH not afordable to locals…. Medium price is ATX metro area is close to the equivalent of all NY metro area… something is not adding up.

You can back into a good asking price by performing a Cap rate analysis on the property. You’ll need an expected monthly rental amount and other info that you probably have from owning it like insurance, HOA etc. Use like an 8% Interest rate and be conservative in your estimated int he same way a savvy investor would.

Highly Technical Market Sell-Off - Though, it has picked up over lunch and I suspect that short term turn is in near. Old floortrader told me once, never trust a market that is making new session highs or lows during lunch. That's not normal. This might not be a normal day; but we do need to rebound to get another opportunity into the short trend. So, count on it. The last draw is more suspect as it hasn't been proven to exist yet. So, we will see how we look when we trade 9855.75 on NQ.

I will currently end as Plat Pro in American due to promotion but thinking of switching to United in 2020. I spend about 14-15K in a year but don’t have enough QS/QM to re-qualify for Plat Pro (cont.)

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.

Need some inputs!

When I file my ITR, it is auto-populating the 'income from other sources' by 40k and increasing my tax liability by 10k however form 26as shows no tax liability.

Should I edit the header to Rs. Xx which is below 10k hence tax exempted and stick to info as per 26AS?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.
