100k renovated house is renting for $1500 to section 8. Taxes are about $200 a month, $80 a month for grass cutting, $50 a month water, $100 a month set aside for maintenance (full renovated but still saving a small amount). Roughly netting $1k a month not including vacancy. This is giving me 12% return. The only downside is little increase in property prices over time and of course section 8 is main source but I guess guaranteed rent. For those in the investing space do these numbers make sense

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap.
