What are the best SF neighborhoods or nearby cities to live in?

Looking to optimize on: safety, restaurants (quality, quantity, variety) and some greenery (i.e. nature or parks).

Restrictions: ~$2-2.5k/mo for studio or 1br. Not insane commute into the office (financial district).

Closer to fidi, but lesser food options—still safe. Rincon hill, mission bay. Much newer housing stock. More sterile and fake but the housing is much nicer. Really lacks food options though, rincon hill has access to fidi food options but that market has been wrecked by COVID and wfh. Mission bay still developing options but mostly $$$ yuppie food for now. Also could look into some parts of soma bordering these areas too...others are not too safe.

Closer to fidi, more food options—slightly less safe. Nob hill or north beach. Older housing stock. Very pretty and classic sf feel.

Further away (not walkable, but within 30 min bus or Uber) many more food options—still safe. PAC heights, marina, noe valley, inner sunset or Richmond districts (heavy Chinese/Asian areas) Older housing stock.

Close to 2k is totally doable now for a studio and possibly even 1br in some instances accounting for incentives and overall price drop.

Your budget might be feasibly with covid. Nob hill, north beach, marina, pac heights.

2k for a one bedroom is unlikely. Potentially a studio as well. Granted prices have dropped a ton during covid but still might have a hard time with your budget.
You can stay further out of the city though. What’s “insane” commute to you?

@D1 - anything more than an hour by car (incl. added typical traffic time) is probably more than I’d want.

To tack onto this post. How is Jack London sq in Oakland for a FiDi sf commute?
