I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Unfortunately was dragged into an audit despite the fact I don’t work in audit. Why does audit RM say yeah your hours will be 50 hours/week when you’ll have to work way more to do the audit. Seems very dumb - if you have work do it, if not don’t work…

Im starting a new job but still employed somewhere else. I was trying to be open about staying at BOTH places. My current job won’t let me be part time because they don’t allow “set schedules”. Yet I am one of the only reliable and loyal employees in the department, and currently working a set schedule. So why will they not let me continue a set schedule but with different hours? This place is more focused on strict policies and not actually trying to work their employees and being flexible.

Just wanted to brag a little. This may not be much for some but I’m super excited. I graduated with a B.A in chemistry July 2022 and I start my job this Monday with a salary of 60K! I am going to work in public accounting and I feel like when I look up how much I will make after being promoted or early promoted it’s very cryptic.
