First ti@e renting out my ho@e out of state through property manager. Tenants moved in mid of April. Within a week they gave a list of all that needs to be fixed and fixed. Next week another thing, this week another thing. Every time it costs 500 - 1000. This is ever going to stop. I think they are being picky and easy for them to raise a request. How do I handle this and should I stop approving small things? What is mandatory and what should they should be doing?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
