I would at least get a real estate attorney who’s familiar with FSBO and state contracts. In my state there is a standard REPC (real estate purchase contract) with standard addendums. If you don’t have a unique transaction, it’s pretty basic stuff reading through it.

Real estate attorney is either going to point you to the right documents or provide some templates if your state doesn’t have a standard form.

I purchased as an unrepresented buyer and just reviewed the contract with attorney before I sent and with a few addendums. I just filled it out with Adobe acrobat and used their e sign feature, was pretty easy.

I joined fishbowl a month ago and while I’ve seen a couple contentious debates but I must say I’m pleasantly surprised at how respectfully ppl comment on this app even when disagreeing. Usually anonymity on the internet brings out the absolute worst in ppl; they type things anonymously that they would NEVER say in person smh. But I really haven’t seen horrible comments here. For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.
