Please help! Do these fees look within normal range or are they too high? I am especially concerned about the title company fees!

A lot of these fees are state specific but don’t seem that bad beyond that settlement fee

Just look up the average fees for your county/city/state for the price of the property.

Google closing costs as % of closing price

How big is your mortgage I’ve never seen so many sub fees associated with the title but agree it may be state specific. You can shop around for title insurance but depending upon your mortgage amount that may be on par. I’d push back on the administration and processing fee though.

Oh and the credit report fee. $132 is high!

They may check if they pulled two separate reports for some reason. Credit should be $60ish.

Insurance is low! Who is your carrier?

Title fees might be on the high side. I’m happy to take a closer look. mlawrence@wwlandtransfer.com

Let me know if I can give you a comparison. Can probably beat out their rate and cost to close. Give me a call.

Do y’all do 15 year or 30 year for your portfolios? I personally plan to have a “job” or “career” for both the next 15 and possibly next 30 years, so should I just do 15 years to get a free and clear portfolio earlier? 25 year old and just getting started. Have a duplex in a major market (looking to refi out of FHA), and eyeing other opportunities now. I don’t “need” cash flow, so should I try to just build equity?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
