Look for a newer building with an elevator and laundry. That usually eliminates the rodent problem because the building is new.
Bring a tape measure honestly, it was so helpful in understanding what furniture I would be able to fit etc. make note of the storage too.
Check if you can hear noises from your neighbors, particularly if you’re on a sandwiched floor. A lot of people assume their places are sound proof which ain’t the case particularly in older buildings. Rodents become a less of an issue the higher up the apartment naturally, but if there is a restaurant in close proximity to your building or attached, I’d watch out. Most buildings will take of a roach issue if you do have any.
Try to avoid living above a restaurant, those buildings usually have more bug and rodent issues.
You can also ask how often they have an exterminator come to the building.
The cleanliness of the building will be a good indicators as to how much the building staff cares about repairs. Ask who your neighbors are and how long have they lived there. Some of them are hoarders which means, more bugs find a way into your apt.
Brokers will have you believe that you’re losing out on a good deal, which yes, act fast but right now, there are a lot of options so don’t let them sway you.
Application fee is no more that $20 bucks, if they ask for more, refer them to the law.
Make sure to check out the basement/laundry room/trash room. My last apt had at least one dead roach. If you want to be extra safe - you can climb a few stairwells too. I went from seeing 0 roaches to at least 1-3 every time I took the stairs post pandemic because they started getting bolder with fewer people
