Looking for a soundboard.
Expecting parent, 35yo, NW of $1.2M with investment property in my hometown in Europe near family & friends (mortgage is less than $1k). Current expenses in Bay Area is 5K a month, probably more once baby comes.
Thinking of leaving Bay Area in 2 years and semi-retire for a few years in Europe, focusing on parenting and freelancing.

I have significant equity in a property (300k+) and maybe another 200k across other properties. I have a decent amount of money in cash and already 200k or so in stocks. Hello, I am going crazy. I am supposed to close on a house on Tuesday. The buyer did not perform an inspection and the lender did not order an appraisal. The lawyer says that everything is good on her hand but I am not sure if she is the deciding factor here. Can a home close without a physical appraisal ? I don’t have a closing time yet, just the date. My realtor reached to the lender and have no heard back.
