Sounds like you’re asking about a suburb north of Dallas as opposed to North Dallas. Have you looked at Heath or Rowlett? Lots of new builds and probably similar pricing as Mansfield but better reputation.
I am happy in heath but the commute is terrible
Hilarious people are calling Mansfield “south Dallas” - not even close! It’s more a suburb of Ft Worth than Dallas. Like others said your commute can be 40m-1hr 15 depending on where in Mansfield you pick and what time you leave.
As far as schools go, I went to school my whole life in MISD and moved away for college and work for many years and have now moved back because it is a good, safe place to live.
Schools zoned in the Mansfield HS and Legacy HS tend to be better and preferred over Summit, Timberview, and Lake Ridge HS.

I wouldn’t move there. South Dallas is generally less safe and your commute north will be rough. Frisco, Plano, McKinney, Carrollton are all nice, have good schools and a better commute.
I would look East of North Dallas instead of South of the metroplex if you’re wanting distance, something like Flowermound, Coppell, Colleyville-ish areas are nice! Mansfield is a good area, but they have a ton of high schools now so I would just be cognizant of what you’re looking for! I’m from that side of the metroplex and my parents still live over there, my commute to work in North Dallas was 45 min to an hour when I worked at home.
So, based on buying a house 2x years ago and continuing to look for an upgrade see below. Note that I don’t know Ft. Worth side, so not included, and South Dallas does have some build out, but the values aren’t what you get above North Dallas so, mostly due to historical buildout and reputation. Not saying they’re bad, just not as desirable. So…
1. Green is where most new money in Dallas side is going.
2. Yellow is mostly built but has some limited new and is still popular.
3. Orange has limited to no new; mostly tear down rebuild.
4. Red is avoid.
5. Blue/purple is higher end (get your checkbook out). It’s majority all tear down rebuild in the 7-8 figures range.
Not included is Keller more towards Ft. Worth / North of Grapevine and out that way; there’s still new build past Keller, but it’s all expensive now. Good schools though.
And PwC can’t do anything without a manual, and water is wet. Anything to add of value or…? LoL
Life long Texan here. Mansfield doesn’t have a good reputation as being safe. Plano, however, has a reputation for taking care of their PD and it being a safer city. The north side of the metroplex is booming over the last decade. I’d suggest finding real estate along the Dallas North Tollway on the north side. That will make your commute much more accessible
Yup good advice here. Alternatively, you can find homes a bit cheaper close to President George Bush Turnpike (161) or Sam Rayburn Tollway (121) which will give you good access to the DNT or the free North/South highway, 75, at a discount if your budget doesn’t quite fit along the DNT corridor.
These would all still be North Dallas, Richardson, Plano, Frisco, McKinney. Overall, if your goal is to stay away from your folks, you can definitely do that pretty easily in the northern suburbs where it’s a bit safer/generally better schools, and I believe will have a bit steadier appreciation (on average) moving forward.
The more I read the more Addison seems like an interesting idea. Lake Highlands perhaps too
Addison is nice and central but the schools are not great. You can apply to a choice school and transfer. Or, you can pay for private which isn’t cheap in Dallas. Addison typically has small yards too, if that’s important to you.
Yeah I wouldn't do Mansfield. Grapevine ir Grand Prarie would be better.
Also look in to Richardson, Garland by Firewheel Mall, Rockwall, Fate, Royse City
Whew Mansfield to north Dallas would be rough. Why not Richardson? They have a good school district and your commute would be so much better.
Be aware property tax rates vary by county and school districts. Do some research. Look in the county your plan on working also get ready for tolls. Factor that into your commute.
Also look into 1D1 Ag-Exemptions and Homestead Exemptions on property taxes
Anything south of Dallas is a no.
I have family there… safe but boring middle class suburb, a gazillion hours from central Dallas

Mansfield is actually a good safe area with good school districts. I used to live around south pointe but the commute to the toyota hq area sucked. Easily took 1h 10m one way most days, so I moved up north closer to DFW airport. If you drive PGBT everyday, that adds $12 in tolls both ways.
Are you former Toyota now at AP or at Toyota now and didn’t swap title?
Mansfield is south of Ft. Worth, a smaller city. It's WAYYY far to N Dallas from there. Schools are good. Better option is Irving/Las Colinas or Richardson
Depending on what part of Carrollton, I wouldn’t rule out Coppell and even Lewisville like the castle hills area. All very close to Carrollton. I have lived in Texas my whole life. We currently live in hickory creek and love it. We are very close to Carrollton and would be an easy commute for you.
