I hope you know you need to pay taxes on realized gains on equities similarly as you do with realized gains when selling a property…
We could get more nuanced and talk about the tax break on $500k house appreciation, or bonus depreciation if using the house for STR, but I’m sure you already know about all that
Bought for $1.5 put $2.5m into it, worth $10-13m now, pay property taxes on $2m. Long term plan for down sizing is roll the gains into a multi family when the kids are out of the house.
