I'm trying to understand whether this is a standard title mapping for design roles or if it indicates a different career track. Would appreciate hearing from anyone with similar experience.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. We have $300k in non-retirement funds, $260k of which will go towards acquiring the house. We have 2 kids and will probably reduce (not maxing) retirement accounts next 18 months to do this. Received a job offer. Was wondering if anyone had any thoughts on a concern I had about it. It's an entry level position, and I don't have much experience. The billables are 2040 a year. For billable hours in civil litigation and insurance defense, is 2040 hours for a 1st year associate on the high end in this field for a small or midsize firm? It seems like most attorneys I know have minimum requirements of around 1800. The compensation is around 80k a year.
