Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. We have $300k in non-retirement funds, $260k of which will go towards acquiring the house. We have 2 kids and will probably reduce (not maxing) retirement accounts next 18 months to do this. Anyone have any thoughts or feedback? We’ll have to live on a budget and watch but I feel we’ll get used to it and income will grow.

My only curiosity is where is this house located? I currently only trust city markets to hold value. But in general, I think this move is perfectly fine. It is the new norm to spend this % on a house. And since you have to live in it everyday, better to love it, than be just ok with it.

Vanguard vs. Charles Schwab - Maybe silly question, bit seems like everyone here and other places I see uses Vanguard. I've always used Charles Schwab and obviously Charles Schwab offers same products that fits my needs (e.g. total stock market index funds, etc.) Why does it seem like everyone uses Vanguard - just a coincidence?

Some ideas I had is putting some in a ROTH IRA and the rest in a high yield investment account or a VOO, as extra capital I can use to invest in real estate or start a business in the near future. Would love to hear what the bowl recommends.

Does it mean anything specifically when a company/firm reposts their position? I went on a phone screen and it went really well (so I thought) and got the interview with a AmLaw200 firm. I thought the interview went okay but then 8 days later no contact and I saw that they reposted the position. I’ve had my position for almost 8 months and I’m ready to leave but that’s another story.

15% goes to debt payments.
Savings about 25%.

Say I want to do a major renovation on my house. Are there banks that would offer a loan (HEL or mortgage, don't care which) over 95% of the current appraised value of the house?

If we did it, we'd be adding a bedroom, bathroom, and garage, and we would be increasing square footage by about 75%. House currently worth around $400k with $260k left on the mortgage; future comps are worth about $650k. Best guess is it is a $200k renovation.

Is there an easy/efficient way to figure out how much you've contributed to vs earned in your Roth accounts? I started contributing >20 years ago to my employer's Roth 401k and have rolled it over to a Roth IRA and moved it between multiple custodians, e.g. Fidelity, Vanguard, UBS, Personal Capital, etc. It is unclear to me how much I contributed vs how much I earned by investing it.

The purpose of doing this is I want to use $10K of it, but want to prove that the $10K is from my contribution.
