It does not work well if you’re gonna pick up a rental property with debt and outsource the management to a third party. Most of the money is made in the managing/cleaning.
A scenario that works well for me is that I set up the properties with my retired parents. They do the cleaning, turnover, service calls and repairs. I do the bookings and communication.

It all comes down to the numbers and regulations in the area you’re looking at. Overall less deals to be had but doesn’t mean I you couldn’t find opportunities.
