I live here and love it. But note that they’re doing 3 year construction to the exterior. Pools will close (luckily we have 2 and it’s just 1 at a time). More importantly, balconies will shut down for 5 months. Ask the realtor / owner for the construction schedule - there’s a whole list of when each line will have balcony closures and what amenities will be closed when.
Other than the construction, I think it’s the best building in Miami. People here are all absurdly nice. Building puts onevents for the residents. Most units have great water views that you don’t have to worry about losing because we’re right on the water. Amenities are top notch. I know people who have left to the Paraiso buildings because of the construction and are regretting it.

Yea construction is a bit loud right now but they’re doing the catwalk on the back side of the building. Not sure how loud it will be when they move to the front / by units.
For parking, depends on your specific unit but they usually come with a parking spot in the garage in the building. Some of them come with two spots. You can also valet but not worth it - even for guests it’s better to just find street parking. No flood issues - it’s elevated. I know Paraiso garage has had flood issues in the past which is one of the original reasons I chose Biscayne Beach.
Sounds good! One annoying thing (not annoying for residents but when touring) is they don’t give all the real estate agents access to amenities so you only really get to see the unit itself.
I will say the private elevator situation is pretty sweet in the building. I moved to Miami from NY originally and having the foyer and people bring your packages upstairs for you is insanely convenient. The valet guys are also very attentive and nice - when you get an uber they will run to open the door and help with luggage etc. when traveling.

Has any of the construction started? Kind of curious to how the well the closed windows can minimize noise if you’re working from home.
Since I have you - I am curious. How is the parking situation? Is it valet only? Is it elevated enough that I don’t have to worry about flooding?
Area is cool. Whole Foods should be opening in a few months.
