Our HOA is on everyone's ass every single month about weeds and lawn care, issuing violations, and this area is particular prone to weeds (they acknowledge this). Is there any sort of grace we can ask for? We always clean it up, occasionally we are out of town for prolonged periods and it might look slightly weedy. Or is there basically nothing we can do.

Good idea and ideal for small yards. It’s pretty expensive and does get very hot in summer

Are the weeds in the lawn or other areas? In lawn, you can use broad leaf herbicides that kill weeks and there are preemergent herbicides that prevent weed seeds from sprouting. Also cut your grass longer in the summer. If the weeds are not in the lawn, you can put down landscaping cloth and cover that with mulch. Even without the landscape cloth, a heavy layer of mulch will reduce weeds. Home Depot will deliver up to 75 bags of much (1.25 pallets) for a deliver charge or around $75. I found that this was cheaper than getting a dump load of loose mulch.

Depends on the CC&R’s are worded. You can always work with other homeowners to suggest a modification to the CC&R’s that everyone agrees upon that is “more reasonable”.

Good. You want to find the strictest HOA you can. This is what makes your homes valuable

Hi - any good books recommendations for getting started on real estate investing?

I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house. Is that a good idea or am I in over my head? I mostly want to, because I’m tired of renting and I’ve read reports that prices will only continue to go up. Although, I will have to pay back the 401k + pay rent, so maybe not a good idea. Advice/resources would be helpful.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

The value is now over 400K and I have an equity of over 150K. My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?
