Real estate related question — does anyone have any idea whether buying a home near a power line (pic below) is a bad idea? As in, will we struggle to rent it out or sell it later? It’s not directly under the lines but is in close proximity. Any suggestion?

I personally wouldn’t buy a home near power lines, and I know many others feel the same way.

like

That’s a no go from me as well. I would make sure you’re getting a significant discount on the purchase.

like

Yes a house that close to power lines will be worth less than one a block further away.

like

Big no

I’ve passed on a lot of nice houses over the years because they were close to power lines.

I would not buy it or rent it. Do some research on the effect of living or raising animals under power lines. I live in Washington State and came upon a super deal on a great home on a couple of acres and the power ran through the property similar to what is shown in the picture above. In researching building and living near power lines, I learned that in certain parts of Europe, it is not allowed to live under in close proximity to power lines, build schools near power lines, nor graze animals (in this case dairy cattle) in land under/near power lines. It was explained that the amount of geigers (I believe that was the term) is disruptive to cell activity and raises the risk of cancers. When I was checking out the house that I was interested in, I called the utility company (power company) and asked them to come out and do a reading of the amount of geigers transmitted through the lines on the property. They did so and did not charge anything. It's been 20 years so I don't have exact figures, however, the range was much to high and registered as hazardous on the various scales that I consulted.

I recently bought my 1st home in TX. I want to get into real estate and eventually own/rent out multiple homes. Are there any good recommendations/tips on books/articles/websites that others have used to get started?

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending. One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?
