Refinance. You can get lower rate and get out of pmi. Talk to a broker and they can work with you to also see if you can get a appraisal waiver at the value you need. I did this recently in atlanta dm me if you want broker info. Went from 3.65 to 3% and 3 to 15% equity.
This! Lower that rate and new lender will most likely appraise you.
Be careful. It depends by state (and I don’t know GA) but in some places, when you get a new appraisal it will raise your taxes. You may end up paying more in taxes than you save in PMI.
Assessment vs appraisal.
I just got one done on one of my properties, call your lender and ask them. If you bought the property with an FHA loan, you’ll have to refinance with closing cost, you could end up coming out of pocket or build the closing cost into the new loan if you have enough equity. if with a bought with a conventional, you’re fine and will just have to pay for an assessment/appriaser. (Some bank take care of this internally) either way.. just reach out and see what they say

Check your mortgage for the process. Either pay for the appraisal the lender requires or refinance if you want to get a lower rate.
Some PMI says you can’t get rid of it just through market appreciation. You need to do some modifications like kitchen Reno.
Talk to mortgage lender they’ll let u know options. After that...call another mortgage lender / broker to refinance (if that’s the best option).
Any cosmetic upgrades you can do? Forced appreciation can help you get over the equity hump.
