Thinking about adding an attached 1 car garage to my home. Most homes in my area have them. Will that increase square footage and add value ?

It won’t add to the sqft but it will def add value. Since you’re constructing a garage go ahead and make it a luxury garage since it won’t cost that much extra during construction (tile floors, a million spotlights or track lights or strip lights, etc)

Will not add sqft as sqft calc is based on living sq ft. , it will give you a slight bump in valuation but likely not equal to what it cost. Look at the appraisal from when you bought....you'll see adjustments for the comps they used.

So I've been at my job for 5+ years as a data analyst/back office support team. I made my way up into making a little over $40k. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Good evening all,
With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
