Save money for a few years and build up a safety fund before thinking about real estate investing.

Buy a duplex
Buy a 2 or 3 bedroom place and rent rooms (had a friend who did this and he really enjoyed it and made a ton)
Buy a place that needs work and do the work yourself

I rent my condo on Airbnb and stay at a friends place or travel when it’s rented and I made an easy $20k last year. (Will be waaay less this year though!)

Great idea but agree you will want to save for at least 1-2 years if you don’t have cash already. You won’t want to live in the neighborhoods that you can afford right out of the gate. Suggest Avondale or Irving as next up and coming hoods on the blue line.

Diversification is the key. My portfolio includes a bit of most of these.

1. Debt/Liquid mutual funds (direct)
2. Gold
3. REIT (fractional ownership and distribution)
4. Equity mutual funds (ELSS, direct)
5. Direct equity (India)
6. US stocks and ETFs (tech & genomics)
7. Crypto currency (interest deposits)

About to get about $10k from freelance. I have a full time job so my bills are already covered. Unsure how to split the $10k - got about $3k on credit cards to pay off, but no other debt. Should I throw the rest into savings? Buy some more stock (have a few $100 invested already)? Could do a bit of each of course but as I split it up it feels like less and less and like I'm not going to see substantial growth either way.

Use savings to (partially) pay for business school or invest and fully cover via loans?

Have a crush on my co-worker. He asked me out to go rock climbing one-on-one after we were texting for a while and I acted awkwardly when we went because I didn’t know if it was a date (nothing was explicitly said). Now I’m stuck in this weird limbo state where things have fizzled out but I’m re-reading texts and think he might’ve actually had a crush too and I pushed him away. Ambiguity sucks.
