250 HHI? gonna be tight. For a place that big in SM with a yard, you're looking at 5 - 6k/mo minimum for just a somewhat acceptable spot.
Yeah 286k but depends on the stock so trying to be conservative. Yard would be a bonus, but seeing a lot more condo/apartment options.
Keep in mind as your child grows… Playa del Rey, Playa Vista, Marina del Rey, Venice and West LA are all services by LAUSD. Better schools in Culver City, SM, and the incorporated South Bay cities have far superior public schools in districts outside of LAUSD.

not sure your commute if any - but for a family i'd check more Redondo Beach / El Segundo area
more for your money, better schools, safer and more family friendly
If you’re gonna go south to be out of SM I would just do playa I think, but when I lived in SM I never felt unsafe. 3b/2ba large apartment that was near your office (walking distance) was $5500/month.
Hi there! Santa Monica resident of many years. For a 3BD 2BA, you’re looking at ~$2.5M on the very lowest end (lots of renos would be needed) for a small house with a yard and that would be in south Santa Monica (Ocean Park neighborhood). In north Santa Monica (near Montana Ave), closer to $5M

Try the west LA area, 90025 zipcode
Rent, get an idea of whats what then make the move to santa monica. You’ll still be 8 min from the beach with a car. And get the santa monica weather.

Moved from NYC to Santa Monica a little over 2 years ago. A 3 bed/2 bath can start at ~$5000 for a condo and go up from there with small homes starting around ~$6500. Varies greatly by neighborhood, size, and whether it’s recently renovated/newer construction or not.
I love Santa Monica, haven’t had any interest in leaving to live in any other LA neighborhood. City services and police are way better than LA city. South Bay is too far for me from the rest of LA which I find easy to access via I-10.
Neighborhood wise, avoid anywhere near downtown. Montana-Wilshire and North of Montana are most desirable but priciest. Mid city and Northeast are close by and also pretty nice but surrounded by more commercial districts. Ocean park and sunset park are great areas but different vibes.

Venice is a better pick. I have a rental at the beach, 3bed/2bath with parking and a front yard. 1 min away from the beach and I pay $6k. It’s possible to get a cheaper place too but your house will be outdated.

Because no one from LA thinks about it, I will mention that your office is walking distance from the E line train.
You could look at places probably as far east as the la cienega/jefferson station and be fine. Culver City or Palms would be your best fit in that scenario.
Check specifically around the Ivy Station area.

The E line is completely fine. If you've never commuted on it, then you don't really have an informed opinion.
