Best place to get pre-qualified for a mortgage?

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

Looking to put 10k into ibonds (maybe another 10k next year but not sure yet). Is treasury site easy enough to use? I initially stayed away because I heard it's awful but if set up is doable then I'll reconsider.

What are your client follow-up/communication policies or practices? I’m hearing more and more that clients don’t like the long periods of time with little to no contact. From my perspective, since I bill for my time, unless I have an update or need something, I don’t initiate a call. Also, clients hold on to important info and don’t initiate a call cause they’re waiting for me to communicate with them.

We have one that emails the entire firm every few days with these SCREEDS that are like weird stream of consciousness accusations of baseless criminal and unethical conduct. My client wants both parties to list assets & liabilities as an exhibit to their prenup without values, but waive the right to know the actual valuation of those in the prenup itself. My initial thought is this is a terrible idea & would probably make the prenup easily voidable since a main requirement for a prenup is for both to understand the nature and value of the other’s assets. A relative is raising a teenage son with her ex-husband. They have joint physical custody. The ex-husband has re-married. When the son is in his care, he often leaves the son at home in California with his (new) wife when he travels for work (which is often). In OAH the NCP has submitted no actual earnings only hand written sched c (Uber). NCP lied under oath about how pmt for the car was made. Said a friend paid for it and he is paying a friend back. I have bank evidence that shows every car pmt came from NCP Bank and only deposits were from Uber. Problem is the car was paid off in 2018 and the CSO was from 2018. CP asked 4 mod and it was brought up to ? his credibility. How do I get it in since its not about $ now? Judge granted 1wk 4 adtl exhibits

Small firm (my boss, me, & a paralegal). After a hearing I did not handle, boss intended to seek review of the ruling in its entirety. What was communicated to me by paralegal was to seek review of a portion.

Seeking review is now time-barred. Boss is not upset, but this is 1 case & 1 problem. There are other cases & other stories.

How do I talk to my boss about being more present (boss is never in office, has “too many” emails, never answers his phone) without being seen as insubordinate?

I’m a second year associate at a small, but reputable firm. My caseload is almost entirely made up of clients who were referred to one of the partners but the partners are too busy so I end up taking the case. The clients are told up front that an associate, rather than a partner will be taking his/her case. I’ve run into an issue a couple of times where the client doubts my advice because I am only 2 years in. Has anyone else experienced this? How do I address the fact that I’m only 2 years in?
