I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. For those that invested in real estate rentals, how did you systematically approach finding a good property? Realized most of my stock investments was just gambling and I don’t want to gamble on a RE investment. Read a few books but none of them go into how to actually find a good deal/city.
💥Relocated to NYC and my real estate broker has said it’s been hard to book any showings. I’ve heard in this market, having a broker can hurt you because property owners prefer to not split the brokerage fee & go straight through tenants. Is there truth to this?😫

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. I am 7 years out in a transactional practice (real estate) and have an opportunity to move in house at a regionally respected company from a midsize firm. I have WFH flexibility at my current firm but bill about 1850-1900 per year. It would be about a 25% paycut. I have also been offered partnership starting in 2022 if I stay - not entirely clear what that long term structure looks like (would have to develop a partially independent book in next 3-5 years). Am I crazy if I leave?

How do you get better at contract negotiations? (I’m a 4th yr. in commercial real estate) I feel like I’m generally good at pulling together an initial draft of an agreement (ex PSAs)...but I struggle when comments come back. Specifically, I struggle with reading newly proposed language & deciding what stays, what goes, & what needs to be tweaked. Are there books I can read (or CLEs I can watch) to get better at this?

While I’ve gained so much practical experience and run my own book here, I want to shift to a non-traditional remote role in real estate but keep getting turned down. I’m a new CSM (9 months) and I work at a company that doesn’t invest much in its CSM team. I’ve been struggling because as time goes on I feel more and more like a token hire. We have no play book/structure, no CSM tool and I’m current organizing all 95 of my clients on spreadsheets while also handling presales trials with a salary under 50k. I recently got diagnosed with ADHD. I'm 31 and found this only because b school and post mba consulting job was/is much more challenging than anything I did before. What I'm confused about is that even as a teenager I could read entire books overnight. But the last two years of high school I started selectively zoning out and the problem has become worse since.
