Anyone invest in real estate? I’m 24th and I just got my state real estate brokerage license, also I’m leaving consulting for my new career in 2 weeks doing Commercial Real Estate CMBS trading and production. However, I’m looking for advice books etc to invest or work as an agent part time and achieve financial freedom. I have reits and allocate monthly into Fundrise, but I want to own something. My roommate and I are currently renting a condo from my parents, but eventually we want to invest.

Trying to understand modeling math/mental math better. Trying to break into real estate and more interested in cap rate relationships, how returns change with varying LTV (quick math), irr and equity multiple math. Open to paying for a course or books!!! Thank you everyone!!!

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

Are their any good books, sites, materials for beginners to real estate investing?

For those that invested in real estate rentals, how did you systematically approach finding a good property? Realized most of my stock investments was just gambling and I don’t want to gamble on a RE investment. Read a few books but none of them go into how to actually find a good deal/city.

💥Relocated to NYC and my real estate broker has said it’s been hard to book any showings. I’ve heard in this market, having a broker can hurt you because property owners prefer to not split the brokerage fee & go straight through tenants. Is there truth to this?😫

How the hell does one get into buying investment property? My buddy does well for himself. He’s in finance and I’d imagine takes home a pretty salary + bonus. He’s on his third property within 2 years. In this real estate market. I have a ton of savings and have little confidence in stocks right now. Any books or sites I should be looking into?

I work in commercial real estate. I have a buddy building a house who wants me to review his construction agreement with the builder and any loan docs. Hey hey all. I am writing a book on value creation in commercial real estate - from site selection to tenant management basically capture where industry experts see value lost or opportunities not captured. Anyone want to contribute to some insights ?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

Recommendations of good books to listen to during a drive or in the gym. I have credits on audible and I need to use them. I am mostly interested in finance, real estate, entrepreneurship, anything that will motivate me to get rid of a 9-5. TIA.

I am 7 years out in a transactional practice (real estate) and have an opportunity to move in house at a regionally respected company from a midsize firm. I have WFH flexibility at my current firm but bill about 1850-1900 per year. It would be about a 25% paycut. I have also been offered partnership starting in 2022 if I stay - not entirely clear what that long term structure looks like (would have to develop a partially independent book in next 3-5 years). Am I crazy if I leave?
