If you’re going to deprioritize the workout without equipment, you will eventually deprioritize the workout with the equipment.
Create a schedule, block calendar, set boundaries, plan alternatives.

Generally, the best thing that will help you do this is to commit to some sort of an event or a goal that others will hold you accountable to. Like a half marathon or some other physical event where people will know if you back out.
A heavy bag.
We have a treadmill, but running/walking diminishes returns or takes a lot of time as you get conditioned.
Boxing never misses though. We use an app called Punchlab to lead the workouts and it's A+. Tons of variety in coaches, times and activities. You can also do the workouts without a heavy bag (shadow boxing), but it feels good to hit something.
I found a 100 lb bag as a giveaway and bought pulleys to hoist it to our garage ceiling, so it doesn't even take up space.
I bought a Pilates reformer, and I love the convenience of having it in my house.
Whatever you think you will actually use and enjoy.
