What’s your dream house/ apartment like? Not talking about 30 million NYC luxury penthouse - what’s something that it’s just slightly out of reach for now but you are working hard towards it and hope in a few years time that will be home?

50-100 acre farm in a remote county

like

A 2/3 floor house, 4-5 bedrooms in Westchester, NY. Reasons for being my dream.

1. Near work
2. Near family
3. Plenty of great public or private school options for kids
4. Very chill neighborhood
5. Plenty of golf clubs to choose from

Also, I grew up in the poorer areas of Westchester county. I had to bounce around apartment buildings with my mom most of childhood, just so we could get by. Part of me wants to prove I can obtain the stability I saw other people live while I was growing up.

I wish it were so!! $1.5million ( think Bangalore, Chennai, Hyderabad. Don't even go near Mumbai) fetches you a 1800 sq ft. 3bhk condo or house. Property is very expensive in Indian Cities.

We actually started our house search at around $1.3M in parts of central/northern NJ. Realized that it was really out of our budget when including childcare and daily life, so we settled much lower on $850k.

But i think we might be able to get there in 5 years or so. For the kind of dream house and location I’d really like to raise kids in, i think $1.3M is probably the target number.

A 2,000 sq ft performance home on .5 to 1 acre with room for a shop in Northern Utah. Pretty sure I could do it for about $900k and would have been able to afford it if interest rates were still 2.5%.

$1.5 - 2 million condo in nyc and an equivalent valued summer home in FL

I’m more of a condo/ apartment person than a house person. I wanna have a 1000 sqft condo in city centre with crazy views or a apartment by the beach.

$2.5mm in Greater LA.

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

3) other approach?

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)
