In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

Obviously the company with the warranty is going to say there is no damp cus they don’t want to do the work. Tell them you had an independent person visit and find damp and they need to remediate it

I think job hunting and interviews are like dating. When you get introduced through friends you have more success. You have to go through so many to find the right one. At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. Interested in doing a modified BRRR but I’m new to Big 4 and not sure what restrictions there are with hard money. My understanding is that loans have to be through approved lenders (which I assume HML are not) - is that accurate?


Looking for opinions & advice. I have about 400k in equity in my home (bought in 2013 for $290k now worth at least $750k. We cash out refinanced to do upgrades about 2 years ago which is why the equity is around $400k). I want to use this equity to get a rental property. Should we do a heloc to use for the rental property deposit AND then also get a second for the actual second mortgage?? How do most people do this?

Is there a life after public acctg in Real Estate? Im a sr mgr in tax working RE exclusively (no REIT experience). Have come to terms with the burn-out and want to do something that has more work life balance but also opportunity for growth. Any ideas are appreciated. I like tax and the industry but the people around me have become too much for me to bear.
