Anyone has rental properties in Ohio and has done evictions? My tenant is not paying rent and I need to send an eviction notice tomorrow and wanted to know the complete process if anyone has gone through.

I’d suggest finding a lawyer in your state who can take the lead and guide you through the process.

One wrong word or mis-step and you may reset the “timer” to keep the eviction process moving

I used Copilot to give me the eviction process in my County/State and then had it draft the appropriate documents. I double checked some websites to verify the process once I got it from Copilot.

In my state after official notice, they had 10 days to pay or the court process would start for eviction. They paid.

I lateraled into a niche practice group in Sept 2021. I also have a 1 year old and have been mostly remote since I started - but have been keeping busy tracking towards 2400-2500 hours. We just moved into a 50 year old house. We got the popcorn ceiling removed in the garage plus had the walls done. We didn’t use an official asbestos expert because of the price.

I'm a first time home buyer and got pre qualified back in Jan. Hard pull on credit docked me a few points. I wasn't able to close and now considering another hard pull for a different mortgage company offering better rates.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? I will ofcourse ask nicely but wanted to see if i have any other options!
