Anyone have experience with wholesaling? How did you get started? I want a way to investment in real estate with little risk. I am okay with the returns reflecting that smaller risk.

It’s very difficult to do successfully because most markets are overrun at this point. Unless you are willing to commit significant time to it, it will cost a good chunk of money up front.

Why would any wholesaler put themselves at risk to hold onto a home by not including appropriate back out clauses? The answer is that they wouldn’t or they’re in the wrong business.

And yes OP is clearly a beginner, which is why I directed them to BP/Youtube to gain a better understanding before deciding to dive in. You can be helpful without being rude. Have a good weekend.

Yes, I call on probably like 100 properties a month and ask about financing. If there is a creative deal, someone will buy it.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated.
