In New York, seller’s attorney drafts the contract and holds the escrow payment. You should resolve any title issues or contingencies related to financing. You prepare the deed and recording documents. Prepare a closing statement. Attend closing, show your client where to sign, collect the check, hand over keys.

If a thing in Illinois, then make sure to get preliminary and final closing disclosures signed (the realtor should do this, but they don’t always). Get an HOA/Condo association clearance letter showing no assessments are outstanding. And if y’all have statutory termite inspections, then order one before closing and send the inspection to buyer’s counsel.

Attorney in Oklahoma - title work. Depending on the nature of the sale (seller financed, contract for deed) and as long as client is paying you, make sure title is clear. Simplest option is to do basic county records search, title opinion, or outsource to a title company to do a title opinion or get an abstract. Since you are Representing the seller, you can sometimes pass those costs onto buyer but a clean title would prevent any potential blow-back if the buyer later discovers title wasn’t clear.
