At what point in the home building process do I need to have the cash from the sale of my existing house ready? Basically if I’m trying to build a new construction house, when do I have to sell my current home? I’m thinking even if we broke ground this summer, it won’t be ready for 9 more months.

Usually your builder has a schedule of what amounts you need to provide at what stages eg $100k to start, another $100k once foundation is in etc.

Have you already bought the land? Assuming that you will get a construction loan you need at least 20 of the total project cost (including land) to get approved for the construction loan.

The bank will look for a builder contract with total cost and the payment schedule before they approve you for the loan.
