I’ve found that you can’t get competitive rates within 6 months of closing / refinancing. Been looking at refinancing an investment property I closed on in January, and being quoted 1% higher than normal

Is there an easy/efficient way to figure out how much you've contributed to vs earned in your Roth accounts? I started contributing >20 years ago to my employer's Roth 401k and have rolled it over to a Roth IRA and moved it between multiple custodians, e.g. Fidelity, Vanguard, UBS, Personal Capital, etc. It is unclear to me how much I contributed vs how much I earned by investing it.

The purpose of doing this is I want to use $10K of it, but want to prove that the $10K is from my contribution.

Is there a brokerage account where you can automate daily purchases of ETFs? Say, if I wanted to invest $50-100/day in ETFs, without having to manually transfer the money from my bank account? I ask because I’ve let my credit spending get a bit lax since moving and adopting a puppy recently, so I haven’t been paying them off in full every month like I used to (though still well above the minimum payment, and keeping utilization at 30% or under). Need advice. Have some credit card debt that I’ve been working to pay off. Have made progress but want to lower it quickly. We have dual income, with a house (~$300k in equity), 1 kid and 1 on the way. I’ve looked into debt consolidation via HELOC but also have ~$80k in vested equity in my company that I haven’t touched. Get equity refreshes every year. Would it be smarter to cash out $15k-$20k of that to pay debt vs. a HELOC at ~5% given that will still require mthly payments

I'm a first time home buyer and got pre qualified back in Jan. Hard pull on credit docked me a few points. I wasn't able to close and now considering another hard pull for a different mortgage company offering better rates.
