Dear fellow RE friends,

I own a 1982-built ground-level condo (one unit above, one below). It was renovated in 2017 and rented in 2022 with no issues. Now, three years later, my tenant reported cracks in every room—paint cracking and full-line cracks in the bathroom, living room, and bedroom (walls, ceiling). Continued ..

Likely from settling. Get a moisture meter and test in each of the rooms. Otherwise, if not settling which is non-issue, could be a larger building wide issue

A drywall contractor looked at it and said it’s normal wear and tear, but I’m concerned since it’s in every room. Given that my unit is sandwiched between two others, could this be a structural issue affecting the whole building? When i press on the cracked areas, it does not appear soft or wet.

I plan to fix it, but I worry it may reappear in months. Also, why would a 1981-built property be settling in 2025? Not sure if the upstairs tenant (heavyset person with a dog) plays a role.

Seeking suggestions. Enclosed a few pics for your reference.

Should I involve the HOA?
Fix it and wait and watch?
Get a structural engineer involved?

5 years post-MBA and all my classmates are VPs in industry or Principals in consulting/IB (some are even Partners/MDs already). I sat in the same classes with these folks for 2 years — probably outperformed some of them academically. Yet, here I am continuing to struggle with my student debt payments, hoping that “Uncle Joe” forgives 20% of it. I’ll never have that kind of earning potential because I didn’t come from the “right background” pre-MBA.

A parent of one of my students told admin she thinks it's irresponsible that I won't be grading over Christmas break. I let the students know to get any work they need graded in before the break and I'll get it to it during our workdays in January. Apparently that's not fast enough for her 🙄. Is it wrong that I'm sort of pissed off by this? Should I say something?

While giving the tech interview as well as while having the HR discussion, I mentioned my expected CTC as 9-10 LPA(CTC). I cleared the interview and uploaded all the documents in the portal yesterday. Today mrng all the document verification was completed. But when I got the call for offer discussion, she asked what u expect. I said 9-10 LPA. She questioned me that on what basis I am asking for this much hike. She offered me 6.3 LPA as CTC with 21% variable. 5.2 as basic. Rest part in comments..

Does anyone here have an experience of filing an EB1A or NIW petition. A law firm suggested me to first do a NIW petition and then follow it up with EB1A. Is it a good strategy to do it this way because NIW is more certain and gets a place in the line? Am I missing something? Should I instead file an EB1A directly?

Also, any good law firm suggestions for EB1A petitions based academic credentials? Thanks for the help
