Looking to buy my first property by 2024, and I am going to start researching now. What are the initial steps that people would recommend?

For reference I have very little knowledge and am in between air bnb and buying a duplex then renting out the other side. Open to suggestions/what others have had success with.

How do people afford to buy $1M houses in Chicago? Surely not everyone buying them is rich (which is somewhat of a subjective term). My wife and I are 30 and have a combined income of almost $300k and trying to buy something that expensive seems asinine yet people do it. Am I missing something?

Brand new into my career and I’m trying to juggle wanting to max my 401k, Roth IRA, and HSA, while also saving for a down payment on a house! I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

Me and My so presently live in Arkansas, living in our first home with a child 4 year, both of us recently changed our jobs and have HHI ~ 420K, current mortgage 1600/month.
