If you had 2 mortgages at the exact same interest rate (1 is a 15 year and the other is a 30 year), does it make sense to put extra payments (say 400 per month) towards one or the other? Looking at it purely from a $ perspective in the long term (not psychological where You prepay the lower balance quicker to ultimately have only one loan).

15 year loan - 125k balance (renting this property out)
30 year loan - 400k balance (looking to buy this property soon)

I know the fed says 8.6%, but that number is averaged over many products normal people don’t frequently interact with.

I’d rough estimate something closer to 25% cost of living inflation over the last year for myself.

I’m in this business to cure my inferiority complex. Making lots of money, working with fortune 500 clients and walking the streets of NYC with a suit, tie and briefcase makes me feel important and worthy.

I often wish I could be like my law school friends who either moved to small towns or have public sector or non profit jobs, wear sweaters and jeans to work and make far less than me, but are happy with their lives, feel a sense of meaning with their work and don’t need external validation.

Hey fishes. I have been offered Management Consultant role with CTC break up in terms of JB, RB, fixed and variable. So is the fixed amount my gross salary without any other deduction except TDS, or will the organisation contribution to PF be also deducted from the fixed component? It's my first month in a new job as Product Owner. I am defending an eviction for a client who has given possession of the property (as of Nov. 30). Plaintiff’s complaint has one claim – possession. They did request relief for attorney’s fees. NJT/Final Hearing commenced 10/27, was only 30 min and was therefore continued to 12/20. Plaintiff had counsel at that time but they are no longer represented.  I want to file something notifying Court that Plaintiff claim is now moot, making sure that judgment is not entered that hurts (cont'd)..
