For your basement studio or one-bedroom, furnishing it can definitely be a smart move, but it comes with its own set of pros and cons. Pros are usually that furnished units, especially smaller ones like studios or 1-bedrooms, can command significantly higher rent, 20-50% at least and that you get a wider tenant pool. Cons are that some tenants have their own furniture or specific style preferences, which can then narrow your pool, and the high maintenance and having to be on top of wear and tear. I'd suggest not furnishing at least for the first few months once it's ready. Feel out the market. If you're getting no interest. furnish it. And by then, you can also save up some money to put towards furnishing.
I’m in the northeast US and no one in my area furnishes rentals unless maybe at the higher end. I own and manage middle to low tier apartment rentals.
Only provide furniture if you are air bnbs or corporate rentals? If not, don’t invest the money as people could destroy it.
If you decide to furnish it, consider buying furniture through estate sales. You can preview pictures online to minimize what sales are worth your time. We have bought beautiful, high quality furniture (Ethan Allen, Bernhardt, etc) for pennies on the dollar.
