Pros and cons of this role

I received an offer for a role that is a lot more money than I thought but I still want to negotiate and see how much more money I can get. What can I say if the salary is already above average for the role in the market and city I live in?

I’m currently in a lease admin type role, in commercial real estate. I make a base salary of $50.5K with about $9k in bonuses. I’ve continuously received 7-10% raises over the last 3 years. I anticipate getting a promotion this year and would like to get closer to $60k for my base salary. I’m the only person in my role at the company and have been a key person in developing our team as we look to expand. Is this unreasonable? Is there a normal increase given with promotions? Would it be hard to get a exp associate role in advisory at a B4 as someone with about 10 months in audit at EY, 7 months experience in corporate accounting at a F300 and CPA? Hated my time at the F300 but had thought the grass would be greener in industry. I had a quick question

Had a call with audit leaders last week and were told that they haven't finalized the office building and they will get possession of the new building in Pune only by Jan 2023.

Currently they just have the ITS with the seating capacity of 30 people.

Now for audit they want us to go to office 2 days every week. How are we supposed to do that when they don't even have an office? But they are still adamant to get us back to office location by June 1.
