If it’s geared towards agents and brokers, why are investors included in your bowl description at all? Why not name the bowl “Real Estate Agents and Brokers” or something similar?

No disrespect, but this seems like a KW ploy to be “Bowl Leader” so that anyone who sees this relates the bowl leader (Keller Williams) to be the most knowledgeable and the one we all should follow.

Does anyone else try flipping on stockx? I got into it unintentionally when WFH started with my first purchase of a pair of Nike reacts (I didn't like them enough to wear them). Own a townhouse currently, but venturing into investment property for the first time. Are condos a good idea in Jersey city, Hoboken area? Targeting the ones without the horrendous HOA obviously. Also hearing from the realtor that the play has to be that you say it’s your 2nd home to use on weekends or something like that so you don’t end up with higher down or high interest rates that are associated with a typical investment prop from lender standpoint. I’m interviewing for jobs and I received an offer from company A, but I’d prefer company B. I told company B that I’d received an offer, and asked when they’d be making their decision/if we could speed up the process. I put company A off for as long as I could but I went ahead and accepted, just in case. Does it help me at all to go back to B and tell them I turned down A’s offer? Like, will it make me look super committed or does them thinking I have an active competing offer help me more?

Help - my offer just got accepted and I need to secure mortgage within 30 days. What are the hidden things I need to consider apart from interest rates. My preapproval has decent rate (2.75%) but I feel closing is high at $16k. Also lists transfer taxes that seller is expected to pay and I’m not sure if seller is aware. Put house on the market at what realtor thinks is a fair value. So far (only five showings) everyone likes the house but says it’s too expensive given updates they’d want to make (they don’t say what but I’m guessing updating the bathrooms as example). Would you let the property hang out longer or would you move quickly to drop the price down?
