Depends where you are. $1.4 in Atherton is a tear down, post one photo but otherwise focus on the lot specs. $1.4 in Muskegon, you should plan some open houses and a catered debut party with champagne.

Your realtor should be able to give you very personalized advice on how to prep for listing. We engaged our realtor 90 days ahead of selling and he gave us a hit list to knock out, and even provided contacts that could help us along the way.

Short answer - remove all photos of yourself and de-personalize it. Patch up any paint or small damage. De-clutter. Add small pops of color in bathrooms and kitchen. Ensure lighting is on point in all rooms.

...and if they don't, get a new realtor.

1YOE medical device NPI Lead looking for salary perspective

Mechanical engineering grad, joined a medical device startup that I had done co-ops at. 8mo into full-time, pivoted from engineering into more of an operations role doing new product introduction (NPI), now with 3 direct reports.

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Anyone in CA dealing with increased insurance costs on rental properties. AllState just increased my rates by 46% from last year. I had no claims what so ever. I am reading online that several other companies have raised their costs as well and wondering what others are seeing and if there is a preferred insurance provider for you.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

It’s a myth that renting is “throwing money away.” Maintenance of a property is expensive! I’m selling my place and I’ve never felt more free. I can use that money (~$5000/month) to invest even more.

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move?
