Don't send your tenant in the attic. That's the homeowner kind of stuff I was trying to avoid as a renter for many years.
Plus it's a liability if the attic floor isn't finished?
You should hire a handyman to do this, especially up in the attic
Agree on hiring a handyman. I wouldn't gown it task rabbit for the same reason I wouldn't have my tenants crawl into the attic to change a filter: there's a not-insignificant chance they will not know where to walk in the attic and fall through the ceiling.
Sell the house and buy one within driving distance or pay 8% property management fee. Ask me how I know the solution…

Definitely hire a handyman. Not only because the unit is in the attic, but also because it gets a fresh set of eyes inside the property.
To find one, I’d suggest one of:
- joining a neighborhood Facebook group and searching for past posts about handymen
- task rabbit / Angie’s list (be sure any handyman at least has an LLC. I wouldn’t hire anyone who hasn’t at least gone thru that step)
