One of the shades in the living room also doesn't work and will have to be removed, shipped for repair and then shipped back. The expectation is that I remove the shade pack it up, ship it for repairs (not at my cost), and then reinstall it. I don't own a ladder and even if I did, I don't want to to be in the hook in the event I do something wrong and damage it. This is upsetting bc: I need to buy a ladder? With the shade being removed anyone walking by will be able to see into my home. I'm losing complete privacy while the shade is under repair. This could've been addressed while the house was vacant. How to approach tactfully? Very disappointed in how things are starting out
Read your lease agreement and use it to your benefit. I highly doubt there is a clause stating a pre-entry cleaning is your responsibility. That’s just wrong (coming from someone who is a landlord).
Also, the shade - I would say it’s a bit weird that this is the expectation- I do see it as a relatively small task but it does seem like something they should manage/take care of. If there is nothing in the lease that mentions this responsibility I would say I could do it but would be interested to know what discount on rent I could get for managing the repair. It sounds like this landlord is not local and/or wants to be hands off which is fine but doesn’t mean that you as the tenant have to take on all of these responsibilities (unless you agreed to them in the lease).
As you’re just moving in it’d be good to set expectations- maybe the landlord is hands off and wants more help from you- and you have an opportunity to get rent discounts from some work. If you’re not willing to do those items let them know and set the expectation that they should manage it without you.
Personally, the way I manage this with my tenants is that I have a clause stating there is a $50 fee for me to come for a visit to fix something. I have yet to enforce this but it’s meant to keep me from needing to come over for things like changing a light bulb or replacing and air filter. I do not charge for a move in cleaning- I have the place professionally cleaned before I list it for lease and in general it stays pretty clean for the couple of weeks until it’s rented so that works for us. But that cost is on me as the landlord.
Not asking this question in a rude way, but I am intensely curious, what kind of shade needs to be shipped out for repairs? Is this one of those mechanical shades?
