I just heard recently that if you refinance and your house appraises at 20% more than the amount owed, you can remove PMI. Is this correct? Getting a divorce and trying to keep the house but moving from a VA to a traditional loan and would rather not pay PMI if I don’t have to. House was purchased for $460k no money down (VA loan), refinanced at $450k to lower payments $400/month, now have $430k left on the loan... would it have to appraise for $516k?

NYC 🐠! For those waiting to return and sign new leases, do you think there will still be a reasonable amount of deals in august? Or do you think most opportunities will get scooped up before then? Trying to time it right as I don’t want to be in nyc this summer\pay rent this summer but don’t want to miss out and pay more $$$ over a year.

Hello fam! Hope you’ll are enjoying your Sunday!

I faked my resume I mean my contracting firm did and I didn’t have choice and I got the job. Now my client wants to offer me a full time position. I kind of feel like they trust me with the work I’m doing and also considering my past experiences to offer me a full time and moreover it’s only been 3 months.

I know it’s a little unusual but what do you guys think/suggest me to do in this situation?!

HR opinion: Do I have any leverage as a hospital nurse case manager in negotiating earned time? I have 15 years within the organization, left for 10 months to be remote during the pandemic while sorting out childcare as immunocompromised family helped. Now HR is restarting my ET as a new employee. I realize I left, but not on bad terms and I am an exemplar and respected employee. I thought I’d have the upper hand with the nursing shortage but I’m getting the “rules are rules” response. Help!?!

Any advice on how to deal with a partner/boss who is shifting all responsibility to me with zero guidance, no mentoring, and an unwillingness to discuss the issues? This is not my wheelhouse so I’m not sure of the answer. If someone is writing a “memoir” and is including me in it, and I DONT want to be in the book, do I have any legal recourse? I understand since it’s been published it doesn’t meet any invasion of privacy or potential defamation yet, but is there something I can do preliminarily to protect myself and stop my inclusion?

I'm a third year plaintiff's employment law attorney and I'm looking to move to defense, preferably still in employment law. I received an offer from a midsize firm that primarily focuses on PI with little-to-no employment law practice, so I'll have a bit of a learning curve. Offer is $90k, billable hours of 2100. Is this reasonable? I'm dead-set on leaving my current job, and this would be a $20k pay increase - which makes me believe I'm leaning towards taking it for those reasons only.
