Use StreetEasy. Agree on avoiding a broker, in general. It's a convenience. So I don't have a philosophical problem with it, but it's not how I'd spend my money.
Usually summer is big rush for a apartment hunting but after September might be less stressful
Rent and options will be better if you can wait until Oct or Nov.
The other option is to AirBnB or something for a few weeks once you get to NYC so you can give yourself time to explore and find places without a broker.
That's still about 10% and around $2-3k that you can keep in your pocket.
Use a broker. Just made the move from CA a few months ago and it made life so much easier

Heart-wrenching check to write but totally worth it especially because I had a million other things to worry about. My roommate went to go see the places and I signed the lease via fax
Don't use a broker! It might take longer but they charge 15% annual rent. Keep that money! Or put it towards a better apartment. Plenty of no fee rentals. You just need to look.

Broker fees are negotiable. Often you can pay 1 month rent instead of 15%
