Seriously. We just moved from NYC to Rittenhouse area in Philly. Bought a gorgeous townhouse for 1/4 of what we could get in NYC. I’m commuting sporadically. Commute is 1:15 with Amtrak
Don’t get me wrong. NYC can’t be beaten. What is concerning about NYC is that a small number of people can afford rent or real estate. For us, that was the breaking point. We are at the 1% and we can’t even afford something that won’t put us in a bad place. So, as much as I love NYC, it’s hard for us to see ourselves there in our early 30s with two young kids.
I think that if you really into prestige, affluence, hustle and being around “elite” people for the most part, Philadelphia is definitely not for you. At the same time, there is an afflux of really smart people, thanks to Penn.
Culture. There is the Curtis and other events. But of course, can’t beat NYC. At the same time, not sure the culture would have been much better in deep CT. There is a diversity of people and class here that I find refreshing.
It works for now. We love cities and the walkability and ultimately, that’s what made us make the move. It’s not perfect but I refuse to submit myself to a crazy real estate market like NYC.
Jersey. Passaic, Paramus, Lyndhurst, The Oranges, Hasbrouck Heights … $600k will go pretty far.

River towns along the Hudson. Hastings, Tarrytown, Sleepy Hollow, ect. Lots of other cool Westchester towns within an hour on metro north.

Neighborhoods in northern Brooklyn and western Queens are generally pretty safe and have pretty short commutes into the city

— I take a flight every 2/3 weeks to NYC to be in office for work.
It’s a short flight, and 95% of the time my return ticket has been under $100.
Low property tax, cheap house, clean, and a very educated metro area due to the universities there.
For reference: paid 3300 for a studio in Brooklyn, now I pay 2900 for my mortgage (including tax, hoa and insurance) plus sizable savings in income tax.
