You need a landlord policy. I also suggest all your tenants get a tenant policy to cover their belongings.

Homeowners insurance will likely be required if you have a mortgage. But as others said there are ones specific to being a landlord that are helpful. We got one that covered lost rental income if there was an issue which came in handy during a water leak where we had to cancel a rental to fix it.
Umbrella insurance also good to have and not expensive. Particularly if your property is owned by you and not an LLC.

After spending 4 years as a mid-level ops manager, I tried to break into HR through talent acquisition. Now after 6 years in TA, I've had a hard time getting out of it. My goal was always to get into a more broad HRBP position, but I've since worked for smaller orgs without a solid HR career path. When I ask about my career goals, they keep telling me, "Soon!" Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending. What is the best way to stop paying PMI since since I should be at 20% equity?

Any downside to buying a 1bed 170k starter house instead of paying 1.5k in rent for a couple of years? Living with parents and thinking of getting a new place post covid.
